As you increase the number of units issues of financing and insurance become more complicated. HUD guaranteed financing is available for multifamily residences. A special program insures up to 85% financing on properties with 5 or more units. In fiscal year 2012, the Department insured mortgages for 644 projects with 91,969 units, totaling $5.6 billion.
Although owner financing is sometimes available, it is important that you be clear about your financing options prior to searching for a property. Owners are more willing to consider self financing if you have a substantial cash downpayment.
