Columbia County is a rural area featuring farms, large estates and second homes.
It is bordered to the south by Dutchess County, to the north by Rensselaer County and Albany County and to the west by Greene County and Ulster County. The most vibrant center in Columbia County is the City of Hudson which in recent years has seen ever increasing real estate values.
Amtrak provides direct service between Hudson and New York’s Penn Station and Albany. The areas bordering on Dutchess County including Ancram, Gallatin, Clermont and Germantown provide a rural area close to Metropolitan New York. Hillsdale, Austerlitz, Canaan and New Lebanon provide easy access to the Berkshires and Tanglewood. Chatham, Kinderhook and Stuyvesant provide easy access to the Albany Capital Region. Its commercial area is most heavily concentrated in Hudson and the surrounding Greenport area. Chatham, a former railroad town has a nice commercial center as do Kinderhook, Valatie and Hillsdale.
Condominiums have become popular and widespread throughout the Hudson Valley.
Columbia County condominiums and attached properties are particularly popular with retirees
who may also purchase homes down South and spend time in both locations depending upon time of year and weather conditions.
The Capitol Region, particularly Albany has also seen the growth of condominiums as have adjoining upscale areas, such as Saratoga. If our energy problems persist it is likely that the trend toward condominiums in populated areas will increase. They can be a good investment in growing areas, but their value can also drop sharply when the housing market shifts.
Displayed below are our newest Columbia County condominiumss and attached homes, more recent listings first.
If you select the price search you will see listings displayed with the higher priced properties first. You will see properties listed by a range of agents from a range of real estate companies. Call the agent directly or if you prefer call our 800 number for immediate assistance. We have agents particularly well versed in the sale and acquisition of condominiums and attached homes.
In addition to our Columbia County condominiums and attached housing you may want to consult the MLS (multiple list system) listings. Searching these MLS systems directly is far superior to using general search sites such as Trulia, Zillow, and Realtor.com, or sites maintained by brokers such as Weichert, Coldwell Banker or Century 21. By going to the multiple list systems directly you get the most detailed and up-to-date information available in that specific area.
To search the listings of our MLS (multiple list system) Partners click on the appropriate links in the left margin of this page.
Try first the Columbia-Greene-Northern Dutchess MLS. For Southern Columbia County also try the Mid-Hudson MLS. For Northern Columbia County also try the Capital Region MLS. For Eastern Columbia County also try the Berkshire County MLS. Then call us with listing numbers. We can provide you with additional information about specific listings and arrange to show you any listing in these different MLS systems. We are members of all of them – a true Regional Broker.
If you have already contracted with an exclusive listing or buying agent that agent will be responsible for advising you and assisting in the negotiation of the sale. While Sellers are almost always represented by an exclusive agent, the trend toward Buyers retaining an exclusive agent is relatively new in New York State.
