While 2 family homes are easier to manage than 3 or 4 family homes, they do not generate the higher incomes associated with multiple units. As you increase the number of units issues of financing and insurance become more complicated. HUD guaranteed financing is available for multifamily residences, up to 4 units. A special program insures up to 85% financing on properties with 5 or more units. In fiscal year 2012, the Department insured mortgages for 644 projects with 91,969 units, totaling $5.6 billion.

Although owner financing is sometimes available, it is important that you be clear about your financing options prior to searching for a property. Owners are more willing to consider self financing if you have a substantial cash down payment. Cash availability is also important if you are interested in foreclosures and bank owned properties or great deals and auction properties.
