Saratoga County is a vibrant county north of Albany and heir to a history of tourism, recreation and horse racing.The name is a corruption of an Indian word “sah-rah-ka” or “Sarach-togue,” that means “the hill beside the river. In recent years it has seen an influx of well to do retirees, drawn by the chic atmosphere of the City of Saratoga and the growing tech industries to the South. Prices have escalated in recent years, but many affordable homes are available, especially if you are willing to venture outside of the City of Saratoga and the desireable Albany suburb of Clifton Park.
Although home prices are rising there are great deals in Saratoga County. In a changing real estate market sometimes unusual opportunities arise. In addition to auction and bank owner properties which are dealt with in another section of this website, many properties are available which are extraordinarily opportunities. These properties range from luxury to affordable and in fact may be in any other category from waterfront to commercial to land.
Usually they result from some imperative on the part of the seller. In estate situations the heirs are often more interested in obtaining their share quickly then in maximizing their individual portions. In other situations property jointly owned by two individuals may come on the market as a result of the death of one party and the other may be particularly eager to sell. Or the partners may have a disagreement and want to sell the property quickly. Another scenario is where the owner suffers an economic reverse and needs to sell for economic reasons. Where a quick sale is needed the owner may be willing to sell below market value.
Great deals are also affected by the general economic climate. Where the real estate market slows, supply and demand results in a fall off in prices and opportunity for “great deals.” And some of these great deals are not our own listings. To pursue them we would have to work as your agent.
