Saratoga County is a vibrant county north of Albany and heir to a history of tourism, recreation and horse racing. The name is a corruption of an Indian word “sah-rah-ka” or “Sarach-togue,” that means “the hill beside the river. In recent years it has seen an influx of well to do retirees, drawn by the chic atmosphere of the City of Saratoga and the growing tech industries to the South. Prices have escalated in recent years, but many affordable homes are available, especially if you are willing to venture outside of the City of Saratoga and the desireable Albany suburb of Clifton Park. Saratoga has recently seen a housing boom fueled by the popularity and growth of the City of Saratoga and growth in the tech sector outside the city.
New homes are attractive to many buyers. They look new and bright and hold the possibility of avoiding problems associated with older properties. Ordinarily the contract of sale will provide a guarantee of habitability for some period of time during which the builder is obligated to repair problems resulting from poor construction. But the wise purchaser will have a detailed inspection of a new home, too, because builders can make mistakes which could be costly down the road.
New homes can range in price from thousands to millions and present some unique problems. In a strong market, many homes are built “on spec,” by builders who hope to sell them when completed. Such building has only recently begun to pick up after little new construction over the past several years. With interest rates at historic lows, there are many bargains to be had. If builders still own spec houses they will generally sell at a considerably reduced price. But older homes have also come down in price and may offer considerable savings over new construction.
